APPLICANT SCREENING CRITERIA.

We consider the following when processing applications:

• Fair-Good Credit Score
• Demonstration of responsible credit use (over a period of time no less than two years)
• No serious negative marks on your credit report (ie. collections, bankruptcy, etc.) from the past 5 years
• No violent crimes
• No evictions within the past 5 years

While we consider all of the above when processing applications, we do reserve the right to make our decisions on a case-by-case basis. We encourage you to reach out if you are unsure whether or not you should apply to rent with us. In many situations, inability to fulfill one or more requirements listed above can be mitigated by explaining the situation (which is why we have a brief questionnaire on our application). Another means of advancing the application process is by having a co-signer apply. A co-signer is held to the same credit, criminal, and eviction standards as all of our applicants. Co-signers act as a second point of contact for whom they are co-signing for on the lease agreement, and help to ensure that all lease terms are met and fulfilled.
